NFL Week 13 Picks and Predictions 2009: We had a great run in NFL Week 12. Week 13 of the 2009 NFL season is upon us and there are some intriguing matchups in the week ahead. With so many teams playing either over or under their potential, it’s impossible to guess what will happen in Week 13 of the NFL season. For now, here are my picks for the rest of the action for week 13 of the NFL. We’re a very solid 32-15 over the past three weeks, and we’re working hard to make sure we keep that pace heading into Week 13.

Unexplained Weight Loss – How Serious Is It?

Those of you who are not bone-thin would probably welcome a bit of unexpected weight loss—especially if it meant you doing nothing to change your usual habits. But the truth is that unexplained weight loss can be a warning sign of a serious illness, or of an imbalance in your system.  

If you or someone you know has experienced weight loss recently and can’t find an explanation for it, take a look at some of these common symptoms and see if anything resonates with you. Of course, this list is not comprehensive – it’s always strongly recommended that you visit your doctor to find out more.

Unexplained weight loss could be tied to your mental health. But this is often hard to recognize, because there are no other physical symptoms, like chronic pain or a change in skin coloration. Mental health issues that can lead to excessive weight loss include the following, and can be treated with therapy and/or drugs:

•    Grief

•    Anxiety

•    Depression

•    Anorexia nervosa

Chronic conditions affecting your digestive system can lead to weight loss that cannot otherwise be explained. The following are some symptoms that, when connected with unexplained weight loss, can be a sign of a digestive issue.

•    Diarrhea, constipation or other bowel problems

•    Belching, flatulence, indigestion or heartburn

•    Nausea and/or vomiting

•    Abdominal pain or swelling

These can be signs of:

•    Stomach ulcer

•    Inflammatory bowel disease

•    Chronic liver disease

•    Malabsorption

•    Diabetes, Type 1 or Type 2

•    Hyperhtyroidism

•    Cancer of the stomach, gallbladder, pancreas or liver

•    Gastrointestinal disease

•    Endocrine disorders

The elderly can also suffer from excessive weight loss for a variety of reasons:

•    Ill-fitting dentures

•    Alzheimer’s

•    Dementia

•    Stroke

•    Neglect

•    Difficulty preparing meals

•    Inability to purchase food, whether because of money problems or physical problems

Weight loss can also occur in people of any age because of medications they have been prescribed.  If you’ve recently started medication, or if your doctor has started you on medication, and you’ve experiences weight loss, contact your doctor and let them know.

Tapeworms, which can be contracted from undercooked fish, pork or beef, can cause unexplained weight loss. Symptoms of tapeworms range from none at all to constant hunger but with no weight gain, abdominal pain, digestive problems or worms in stool.

While this information is not meant to scare you, it is important to know that if you’ve been losing weight rapidly without dieting, there might be a serious reason for it. In short, no weight loss is unexplained. See your doctor if things get really weird.

Investment Property – Is Now A Good Time To Buy?

The timing is always right for investing in real estate. As with any investment, you need to be careful of certain things … it is never a question of timing, but a question of location, mortgage affordability and maintenance.

* Location – the number of like properties in the area, economy of the area, one huge employer or many small employers.

* Cash flow – will more money be going out than coming in?

* Managed professionally – maintenance headaches belong to someone trained to handle them – not to you.

The economy of an area makes a big difference in whether the area is a “hot market” or not. When the jobs are there, new ones opening up, and the population is growing, that makes a market hot… plenty of renters. When an area depends on one huge employer, this can make an area not as attractive for an investor because anything can happen to that employer.

One must make sure of facts, however. There is a company in Shreveport, Louisiana which shuts its doors for three weeks every year and lays off over 2000 employees when they do so. This kind of activity can skew area statistics making it seem to be a poor place to invest when that isn’t the true picture. When Boeing shut down, the real estate around Boeing bottomed out, but Canadians swooped in buying up everything in sight and made millions on their investments. That is because the market corrected itself.

Mortgage interest rates are rising at the moment. This does not mean that real estate is unaffordable. It does not mean that the real estate market is going to crash. Far from those dire predictions is the fact that real estate markets correct themselves over time.

Buying and holding is good strategy. Buying and holding and not being able to eat or not being able to buy clothes for your kids is not good strategy. There is a wonderful balance that can be reached. Utilizing hot market areas, where the rent will cover the mortgage and any other expenses involved with being a landlord makes real estate investment a low risk opportunity.

Professional management is the crowning touch for investing in real estate. It is mainly common sense strategy. Who wants to get up in the middle of the night to fix a stopped up toilet or to fix a broken heater? Not even the guy that gets paid for doing it likes that part of the job.

A management company does more than just maintenance. A management company will make sure you get your rent, by not only collecting it but will also make sure you have a tenant. Managing property is what they do and the only way they get more business is if they are good at what they do. You can rest easy with a professional management company because the usual landlord problems are solved by them instead of becoming a worry for you.

Tips For Powerful Poster Design

When people approach a poster for information, they do not want to spend all afternoon reading it, or trying out how to read it. You need to design a poster that is easy to read and understand, and easy to navigate. People should intuitively know which way to go next to read about the next topic.

You will want to use custom poster printing in most cases for an effective sales presentation or a successful trade show appearance. If you let the poster printing shop design your poster for you, you may end up with something that looks an awful lot like your competitor’s poster.

Here are some general tips to keep in mind when creating your poster:

o Keep the title brief and explanatory.

o Provide an intro or abstract so people know what they are looking at and what information to pay attention to or look for.

o Plan a story if appropriate – stories are the best way for people to recall facts. Make sure your story has context – what, why and how; results and analysis; and the importance of the results. What happened or what’s going to happen in the future because of this story?

o Use concise language and bullet points.

o Use easy-to-understand graphs and tables with clear labels.

o Include an image of a finished product or end result that will impress viewers.

o Make the flow intuitive – people should be able to tell which way to look next very easily.

Basic steps to creating a powerful poster

Before you even pick up your poster board, you need to decide what one concept you want the poster to express to the audience. Make sure all your text and graphics point to that one concept. If you have multiple concepts, you should probably have multiple posters so you do not confuse people.

Next you should determine the size of poster you need. This will depend on how much info you need to present, based on the first step. Then you should sketch out how you imagine the text and graphics will lay out on the poster. Make sure the photos or tables are drawn in scale with one another and with the text. Then you need to gather your supplies – send photo files to the printer, send text files to the printer – and whatever else the printer may need. If you are assembling the poster yourself, make sure you have glue sticks, scissors and a ruler to make sure things are spaced evenly.

Give yourself a week minimum to design and create a poster. Give yourself a few more days after that to practice your poster presentation. Make sure your presentation covers all the key points in the poster and expands on what the poster states – do not just read the poster to your audience.

A note about color

Make sure the colors you use complement each other. Gray and other muted colors are best for the background and brighter colors work well for borders or emphasis. Just do not go overboard with the colors – stick to two or three colors (not counting your photos, of course).

One last thing

And the last thing you should do before sending anything to the printer, and when you get your poster back from the printer? Proofread, proofread, proofread. Nothing looks more unprofessional than a typo or spelling error in your poster.

Types of High School Diplomas

Gone are the days of the single room schoolhouse, when kids graduated at seventh grade and then worked in the fields to support their family. Nowadays, there are many high school diplomas that are available, each of which are unique. Moreover, every state in America has its own set of criteria for acquiring a high school degree or diploma. Similarly, there are many countries all over the world that have different requirements.

In the US, when students reach high school, it is essential for them to consult a guidance counselor to decide on a career path that they have the aptitude for and would want to follow. Smaller school districts may just have a single basic type of a diploma. Nevertheless, these days many schools offer three to four types of high school diplomas, which can be earned, according to the career path the students choose to take.

Diplomas that are more or less the same in terms of curriculum, subjects, etc., may be called by different names in different states. For example, some high schools offer general diplomas, while other schools could call the same diploma by other names such as local diploma, standard diploma, or academic diploma.

These types of diplomas give students flexibility in selecting their courses. However, this could restrict their choices when it comes to post-secondary options. Unless students select courses very carefully, general diplomas probably may not meet even the most minimal requirements of a majority of the more selective colleges.

However, all colleges do not necessarily use diplomas as a decisive factor when considering the admission of students. There are many private colleges that accept general diplomas and even technical diplomas. Some private colleges may set their own standards, since they do not have to follow state mandates.

The only thing that is common in these diplomas is that every state sets certain requirements that the students are expected to follow for graduating, irrespective of the path they set. For example, students are expected to earn credits in Math, English, Science and History. Thereafter, the curriculum varies. The rest of the high school courses are formulated on the basis of elective courses. These courses are often the ones that guide students through to the kind of degree that they want. Here are some of the common types of high school diplomas:

Technical/Vocational- Students should complete a mixture of various academic courses, and technical or vocational courses.

General- Student must achieve a specific number of credits and maintain a minimum GPA.

College Prep- Students should finish a state-mandated curriculum, plus maintain a certain GPA.

Honors College Prep- Students must complete a state-mandated curriculum, which is complemented by additional rigorous coursework. They are expected to maintain a certain GPA, and achieve a high academic level.

International Baccalaureate- Students are expected to finish a two-year international curriculum, which meet the standards that have been set by The International Baccalaureate Organization. Qualified students that have finished a highly academic pre-baccalaureate curriculum usually complete this difficult curriculum in the final two years of high school.

It is a very good idea to earn a high school diploma in order to have a promising future. However, how you earn it is a very important factor. It depends largely on the goals and plans one makes towards earning it. There are numerous factors that influence the career potential or the college admittance of an individual. Earning a high school diploma, which reflects high grades throughout school, is a good way to begin.
